Update 11/20/2017:

We are placing the finishing touches on our timeline to begin boat extraction followed by facility reconstruction.

In order to begin the extraction process, we will need all Tenants and interested Underwriters (as in those instances where your interested Underwriters have already paid a total loss for your boat and now have salvage and subrogation rights) to sign waiver and related documentation and arrange for payment of extraction fees - anticipated commencement of the extraction process to be on or about December 10, 2017. The referenced documents will be available on or about December 1, 2017. Once all documents have been signed at our office or downloaded, executed and returned to us by email, we will begin the extraction process.

We anticipate being able to complete the extraction process within 90 days of mobilization of the involved contractors and equipment. As this project commences and progresses, we will notify each Tenant or Underwriter for the Tenant of the anticipated date for removal of your vessel so that proper arrangements may be made for you to pick up your vessel within 3 to 5 days of removal from the Dry Stack.

We sincerely appreciate everyone’s past and continued patience as we have all diligently worked through the aftermath of this natural disaster. The Cover Harbor team has dedicated countless hours/days over the past several weeks away from family and friends carefully analyzing the overall situation and putting together a response plan which we are optimistic will produce a positive outcome under the complex circumstances presented.

Over the next 2 to 3 months, we will begin to share our vision of the reconstruction of the Cove Harbor facility which will consist of a variety of additional services and updated amenities. Please stay tuned !!!

For your information, on some days the facility is open by 7:00am, and staffed until 5:00pm, but currently we can only confirm that staff will be on site daily from 9:00am to 3:00pm.

Dry stacks:

We understand there are many rumors about the site, the owners, the intentions, the financing, and the plans. Many things you hear are just rumors. Publications and media outlets are not always completely accurate, or are misleading, or incomplete. Please refer only to the official updates on the website, Facebook page, or email/mail from the owner.

We recently requested that you provide us with updated insurance information. If you have not done that yet, please do so. We are working directly with the insurance companies, which will help make the claims process more efficient for you, for them and for us.

Some of you have wondered why this process is taking so long. As we have stated before, we have no intent or desire to delay this process or make it any more difficult than it has to be. Just to give you some insight into all the parties involved, there are more than 400 individual boat tenants and their attorneys in some cases, all of their insurance companies (21-30) and their attorneys in some cases, our insurance companies, our lender, our attorneys, the City of Rockport, Aransas County, Aransas County Navigation District, Fire/EMS, engineers, consultants, multiple general contractors and subcontractors, state officials, federal officials, the owners, other authorities, and more.

This slow process is not solely a result of confirming resources and funding, but inevitably, those considerations are part of the process. Understandably, each party has their own interests which they desire to protect. We also get frustrated by this process. We commit to you that we are doing the best we can to take the proper steps, and to not take any improper steps, in this process. We are up to the task. But all of this does take time.

 

Inspection, Boat Extraction and Buildings Demolition:

Specific information available at this time regarding dry stack inspection, boat extraction and demolition of the buildings is as follows:

1. We are offering tenants the opportunity for inspection as noted in detail by the separate update. Please read that update for dates, times and instructions on how to sign up if you choose to do so, or call the office for more information.

2. As soon as we can get all parties on board with the extraction and demolition plans, we will begin the process. We expect that once we can begin, the process will take about 3 weeks. This will be a tedious and carefully planned process. It will involve many stages, including shoring up the buildings in stages, removing boats in stages, and ultimately after all boats are removed, the demolition of the buildings.

3. As soon as we can get all parties on board with the extraction and demolition plans, and how that specifically affects you and your boat, we will communicate that information to you.

4. Contractors and subcontractors have been selected for extraction, towing and demolition, but are not yet contracted.

10/10/2017:

As we move forward with the plan for boat extraction and demolition, we are offering dry stack tenants an opportunity for an organized exterior inspection and the right to inspect the facility prior to extraction and demolition.

Limited spots are available in each time slot.  Please email the office as soon as possible at staff@coveharbormarina.com or call the office at 361-790-5438 to sign up – provide your name (name on the lease), phone number, and email address.

Please note: (1) You will be required to wear proper protective gear and to sign a release if you choose to participate.  (2) We are limiting the quantity of individuals in each time slot for your safety and the safety of our designated representative.  (3) We ask that you limit the participants in the inspection to one per boat.  (4) No individuals under the age of 18 will be allowed to participate. For clarification, this site is unsafe, and is not suitable for a large gathering or family outing. (5) We are not requiring you to participate; your participation is voluntary.

Our designated representative, Jeff Greene, will take small organized groups to the dry stack buildings for inspections, leaving the temporary office only at the following times:

Friday, October 27, 2017:              9:00am, 12:00pm, 3:00pm
Saturday, October 28, 2017:        9:00am, 12:00pm, 3:00pm

If these time slots fill up completely, additional time slots will be added.

Tuesday 10/2/2017:

Drystack Update:
Reminder, as we posted here on September 14, 2017, Cove Harbor is abating rent on dry stack storage, beginning September 2017 until further notice.

As noted previously, the plan for boat extraction is ongoing and tedious and requires many levels of approval. We do not have a firm timeline or schedule. We are working through all the details and with all the parties so we can prepare and provide that information to you. Reminder, the building is red-tagged by the City of Rockport. Please do not enter the Drystack Buildings or the posted area. As the posted red tag states, the site is UNSAFE. “Do not enter, except as specifically authorized in writing by [The City of Rockport}. Entry may result in death or injury.”

We have received several lease termination letters We will process these requests, and reply to you, as soon as possible. Reminder, as we posted here on September 14, 2017 and again today, Cove Harbor is abating rent on dry stack storage, beginning September 2017 until further notice.

We have received several requests from dry stack tenants to “extricate” their boats from the facility by a specific date. Please note, we are not able to satisfy these requests. As we have notified you here previously and today, we cannot begin work on boat extraction until we work through all the details and approvals. This includes approval by the City of Rockport for access to the buildings, according to the red-tag. We will process these requests, and reply to you, as soon as possible.

Wet slips update:
Reminder, wet slip tenants can access their boats. Power has been restored to the slips that contain boats on all docks. Power has not been restored to all vacant slips; this work is in process. The covers have not yet been repaired or replaced. That work is in process of being scheduled. The restroom repairs are scheduled to begin this week.

Existing tenants’ rent for October will be discounted by 50% of your lease rate. The onsite staff will send invoices to you for October to reflect this discount.

General:
As we have said before, we have no interest or intent in making the overall situation any more difficult than it is. Assessment and evaluation of the situation will continue to take a great deal of time and patience on the part of all involved or otherwise affected. We are working as quickly as we can.

Jay and his onsite staff will be communicating with you directly more often now that power and information systems have been restored to our site.

Friday 9/22/2017:

Wet slips - north:
Work is continuing on the repair of the wet slips. Power has been restored to Docks C, D, E, F, G, H and I. Additional work is still needed to restore power to Docks A and B. Debris clean up continues. We hope to have the wet slips work complete by end of September. The restroom repairs are being coordinated for scheduling. We will provide further updates next week regarding reopening the wet slips and discounts on October rents.

Dry stack buildings:
Structural engineer and other engineer reports were received and are being analyzed and reviewed. Due to the dangerous situation, the plan for the boat extraction requires multiple levels of review and approval by various parties and governmental organizations. It is a time consuming process. We understand the frustration and appreciate your continued patience. We hope to have a timeline and schedule next week. We are told that once the review process is complete, and work begins, that the extraction process will take 3-4 weeks.

We sincerely appreciate your continued patience. We have no interest or intent in making the overall situation any more difficult than it is. Assessment and evaluation of the situation will continue to take a great deal of time and patience on the part of all involved or otherwise affected. We are working as quickly as we can on this complex situation. We prefer to communicate accurately and thoroughly, instead of communicating partially or doing so before we have all the correct information to share with you.

OVERALL UPDATE
Next week, we hope to be in a position to begin the process of evaluating all of the alternatives, and communicating our detailed plans for boat extraction from the Drystack buildings.

RENT UPDATE

Drystack Storage:

Cove Harbor is abating rent from September 2017 until further notice, at least until such time as your individual vessel is extracted from the Drystack unit. Rent may be reinstated from that point, until it is removed from the property, but that will be communicated to you as our detailed plans are evaluated and determined.

Wet Storage:

We are abating rent for September. We currently are working to repair the wet marina for service to be reinstated before October 1. We will update you regarding rent status as we near the October 1, 2017 date.

Friday 9/8/2017.

- We still do not have power to the Cove Harbor site. Our temporary office is operating on generator power. The most recent update indicates power to the site could be restored on Friday 9/8/2017. After that, we will have to arrange electricians to connect power to our temporary location next week.
- We still do not have land line phone at the Cove Harbor site. Depending on the next update, we will be working to restore phone service via mobile if land line phones are further delayed.
- Drystack tenants: Initial engineer reviews are complete. We are waiting on full reports before making any decisions on the Drystack building cleanup, demolition, access, boat extraction and/or rebuild. We appreciate your continued patience on this matter. Safety is the primary concern. Further updates will be provided when available.
- Wetslip tenants: Initial engineer reviews are complete. We are waiting on full reports before making any decisions on the cleanup, demolition, and rebuild. At this time, we are authorized to allow wet slip tenants and their insurers access to the boats in the wet slips only. Please stop by the temporary office to coordinate this with the on site staff.

Access to the Cove Harbor Marina & Drystack property is still prohibited due to potentially dangerous conditions. Owner is cooperating with local authorities and its insurer for further site assessment. The next update on ability to access the site is expected in the next few business days. Thank you for your continued patience, and for your concern about our staff. All of our staff are safe, thankfully.
Today’s update:
1. Please do not attempt to access the Cove Harbor site by land or by water. We have not been cleared to allow any outside access due to potential danger including debris, fuel, and other potential hidden dangers. No trespassing whatsoever is allowed on the site.
2. Security, staff, and owner are on site.
3. We are working to setup temporary facilities on site.
4. We are working with civil authorities regarding access and clearance. We do not have any firm update on this yet.
5. Our communication protocol:
a. Periodic updates on the Facebook Page here.
b. And on the home page of the website here.
c. When we restore the backup data from our customer database, we will begin communicating with customers directly by email and/or text messaging.
d. If you call the marina office, you will receive an automated voicemail. At this time, messages are not being checked and calls are not being returned.
e. Please avoid calling Jay Rickman’s personal cell phone. He has suffered losses personally too. He and our owners and staff are working hard to take care of your property and our business in this challenging situation.
6. When we know more, we will setup and communicate to you with the processes and schedules for you and your insurance adjusters.
7. We are working hard to gather resources including fencing, portable space, temp power, and initial cleanup after assessment. As you can imagine, all resources are spread thin across the region. Please consider the safety of you and our employees first. Stay off the site until further notice.

As you know, Cove Harbor took a direct hit from Hurricane Harvey and sustained significant damage. Our goal is to secure the property, survey the damage, and assess future operation as quickly as possible. Please do not visit the drystack and marina site until we notify you due to potentially unsafe conditions. We will update our Facebook page and this website with more information for you.
